1

Receipt of Executed Contract

Once our office receives the executed contract for the sale of your property, we will send you—and your agent, if applicable—a welcome email. This email includes important details about your closing date, time, location, identification requirements, and a link to complete our Seller Information Sheet.

2

Completion of the Seller Information Sheet

Once our office receives your completed Seller Information Sheet, we will order any necessary mortgage, home equity, or HOA statements, if applicable. Please be sure to include all payoff information and HOA information, paying close attention to whether your property has a sub-HOA or a second HOA. This also applies to any payoffs for mortgages, home equity lines, and housing authority assistance. You must notify our office immediately if you are in foreclosure or bankruptcy—failure to do so will delay your closing.

Review of Title Search Package

Once our office receives the title search, our title team will review all documents. If any discrepancies are found—such as issues with ownership, encumbrances, setbacks, encroachments, or liens—we will contact you and your agent, if applicable, to resolve them. Once we can convey marketable title, we will move forward with closing.

Settlement Statement Review

After clearing all title issues and receiving all invoices, our paralegals will send a settlement statement to you and your agent, if applicable. You and your agent should review this statement carefully prior to closing and bring any discrepancies—such as missed prorations, commissions, administrative fees, or payoffs—to our attention.

Closing Day

Please bring two valid forms of identification, as listed in your welcome email. If you prefer our office to wire your closing funds, you must bring a hard copy of your wiring instructions to closing. Our office will not accept wiring instructions in any form other than hand delivery.

Funding Authorization, Recordation, and Disbursement

Some lenders require funding authorization. If so, we will send all executed loan documents back to the lender for final review and any requested changes. Once funding authorization is received, we will submit the deed and mortgage for recording.

  • For North Carolina closings: Recording must be complete prior to disbursement. Your agent, if applicable, will be notified once recording is confirmed with the Register of Deeds.

  • For South Carolina closings: Recordation is not required prior to disbursement. Our office will send your agent, if applicable, a funded-and-disbursed email, and funds will be delivered to you  per your preference.

Congratulations on your closing!
